License Requirements

Becoming a real estate agent takes dedication. To start, the Georgia Real Estate Commission requires that you must:

  • Be at least 18 years of age.
  • Have obtained a high school diploma or equivalency certificate (GED).
  • Complete 75 hours of real estate education in courses approved by the Georgia Real Estate Commission and submitted to AMP.
  • Pass the real estate salesperson licensing examination.
  • Select a Broker who you would like to affiliate with (Sponsoring Broker).

BACKGROUND CHECK

A copy of the applicant’s criminal history or Georgia Crime Information Center (GCIC) Report must be brought to the AMP testing center (not the Commission) prior to receiving a license. If the report indicates any crime convictions or sanctions by any licensing or regulatory agency, then the Commission will conduct an investigation and decide whether or not to issue the license.

AGE REQUIREMENT

Must be at least 18 years of age.

GENERAL EDUCATION

Must be a high school graduate or the holder of a certificate of equivalency.

REAL ESTATE EDUCATION

A good head start in real estate means learning more than just the bare minimum. Educational requirements must be in specific real estate courses and can be obtained through the following sources:

  • Take a pre-license course from a reputable school that is certified by the Georgia Real Estate Commission. Generally, both day and evening classes are offered. Some schools offer online courses. Contact us for ACG Realty’s recommendation.
  • Credit for real estate courses completed at a college or university may be accepted based on the applicability of the subject to the current pre-licensing course requirements.

Must meet ONE of the following Real Estate Educational Requirements:

  1. successfully complete the required 75-hour Salesperson Prelicense Course at a school approved by the Georgia Real Estate Commission;
  2. successfully complete a minimum of 10 quarter hours or 6 semester hours of either course work eligible for a major in real estate from a U.S. or Canadian accredited college or university or course in real property, agency, or contracts from a U.S. or Canadian accredited school of law. You must submit to AMP (not the Commission) an official transcript from the college, university, or school of law with your application for examination. Continuing education adult education, crash seminars, and special short courses are not acceptable. AMP will notify you as to whether your coursework is acceptable; OR
  3. provide proof of completion of at least 75 hours of pre license course work approved by the real estate regulatory agency of another state or province of Canada. You must obtain a letter from that agency that verifies that the course work is approved in that state or province.

POSTLICENSE EDUCATION REQUIREMENTS

Salespersons must take a 25 hour Salesperson post license course in their first year of licensure. The course taken must be one specifically approved by the Commission. Failure to complete a post license course during the first year of being licensed will cause the license to lapse.

EXAMINATION

Must pass the Examination administered by AMP and approved by the Commission. Persons applying for a salesperson’s license must apply within twelve months of the date they took the examination; or after twelve months have passed, they must retake the examination.

EXPERIENCE

There are no experience requirements for a salesperson’s license.

ACTIVE/INACTIVE STATUS

Any individual who successfully passes the salesperson licensing examination may apply to place his or her license on inactive status rather than activating it with a broker. In any case, the applicant must pay the appropriate licensing fee. The salesperson post license educational requirements apply to a salesperson who goes on inactive status. Any licensee who places a license on inactive status must also pay renewal fees as they come due.

Any individual who successfully passes the salesperson licensing examination may apply to activate his or her license with a broker using the Sponsoring Broker Statement Application located in the candidate handbook. The application must be signed by the sponsoring broker.

CONTINUING EDUCATION

The Commission requires that all active licensees licensed after January 1, 1980, must complete at least thirty-six (36) hours of approved continuing education course work during each four year renewal period to meet the Continuing Education requirements.

How long will it take to get my license?

Real estate classes offered by local real estate schools, certified by the State of Georgia, are varied in format, from all-day to night, part time to full time. Some even offer on-line classes to allow students to work at their leisure. The amount of time depends on the number or hours you can spend each day to complete the required hours. Generally, the process takes from four to twelve weeks. Once you have taken the exam, and ACG Realty processes all of the necessary paperwork to the Real Estate Commission, you should receive your license within a short time.

How soon will I begin to earn an income?

Highs and lows are part of any sales career—some months will be higher producing than others; consistency over time will be the key to your success. Remember the first commission check may not come for a couple of months because real estate sales are paid on a commission basis and it takes time to establish and build a customer and client base for your business. So it really depends on you and how much time you devote to developing your business.

How do I get business?

Your objective in this business is to assist people through the process of buying or selling homes. Your business can come from people you already know or from complete strangers. At ACG Realty you will be trained in all aspects of prospecting and sales and will be able to create a course that will be long lasting. You will learn what tools to use to enhance your business performance.

What does it cost to get started?

We estimate the start-up cost to be approximately $1,500. Some of these expenses include your tuition, your real estate license, membership dues in the local, state and National Association of Realtors, errors and omission insurance, etc. Our manager will elaborate on what fees are due and when.

Am I limited to selling real estate in only one area?

Because ACG Realty has offices in Louisiana & Georgia it allows our agents to list and sell in any area they so choose.
